Welcome to Elm Tree Farm Campsite. To ensure all guests enjoy a safe, peaceful, and enjoyable stay, please read and comply with the following Terms & Conditions before booking.

By making a booking and staying on site, guests confirm that they accept these Terms & Conditions in full.

Adults-Only Campsite

Elm Tree Farm Campsite is a strictly adults-only campsite.

  • All guests must be aged 18 or over.

  • We are unable to accept bookings including anyone under the age of 18.

Working Farm Safety

Elm Tree Farm Campsite is located on a working farm.

For your safety and to protect livestock and farm operations:

  • Guests must remain within the designated camping field at all times.

  • The only permitted route outside the field is the access road located to the right-hand side of the campsite for entering and exiting the site.

  • Guests must not enter farm buildings, livestock areas, machinery areas, fields, or private land.

Self-Contained Camping Only

We cater exclusively for fully self-contained camping setups.

Permitted units include:

  • Campervans

  • Motorhomes

  • Car tents/tent boxes equipped with portable toilet facilities

Please note:

  • Traditional ground tents without toilet facilities are not permitted.

  • The campsite is not suitable for standard tents.

  • All guests must have their own toilet facilities.

No toilet or shower facilities are provided on site. Many guests enjoy the added privacy, convenience, and independence this style of camping offers.

Dogs

Well-behaved dogs are welcome at Elm Tree Farm Campsite.

Owners must ensure that:

  • Dogs are kept on a lead at all times.

  • Dogs are kept under control around livestock and other guests.

  • Any mess is cleaned up immediately.

  • Other guests are respected at all times.

Please note:

  • Banned dog breeds are not permitted on site.

  • Excessive barking or aggressive behaviour may result in guests being asked to leave without refund.

BBQs & Fire Safety

Due to the surrounding farmland and stored hay nearby, strict fire safety rules apply.

  • Gas BBQs are permitted.

  • Open fires, fire pits, wood-burning stoves, disposable BBQs, and charcoal BBQs are strictly prohibited.

Any breach of these rules may result in immediate removal from the site without refund.

Noise & Conduct

Elm Tree Farm Campsite is intended to provide a peaceful countryside environment for all guests.

Guests are expected to:

  • Keep noise to a minimum at all times.

  • Behave respectfully towards other guests, neighbouring properties, livestock, and staff.

Quiet hours apply between:

  • 10:00 p.m. and 7:00 a.m.

During quiet hours:

  • Radio, music, and TV volumes must be switched off.

  • Car doors and boots must be closed quietly.

  • Excessive noise, shouting, or disruptive behaviour is not permitted.

Management reserves the right to refuse entry or terminate the stay of any guest whose behaviour is deemed unsuitable. No refunds will be provided in such circumstances.

Bookings

  • All bookings are nominative and non-transferable.

  • Bookings must not exceed 28 consecutive nights.

  • Changes to bookings cannot be made once confirmed.

Deposits & Payments

  • Bookings made more than 2 weeks in advance require a 50% deposit.

  • Deposits are non-refundable within 2 weeks of the arrival date.

  • The remaining balance must be paid no later than 2 weeks before arrival.

Failure to pay the balance by the due date may result in cancellation of the booking.

Visitors

Visitors are not permitted on site.

Complaints

If you experience any issues during your stay, please speak to Sophie immediately so we have the opportunity to resolve the matter.

Complaints raised after departure that were not reported during the stay may not be considered.

Site Facilities & Liability

Guests use all site facilities and amenities entirely at their own risk, including but not limited to:

  • Hammocks

  • Picnic benches

  • Seating areas

Safety rules for hammocks:

  • Maximum of one person per hammock at any time.

  • Guests must not untie, alter, swing excessively, or misuse hammocks.

Elm Tree Farm Campsite accepts no liability for:

  • Falls

  • Injuries

  • Accidents

  • Damage to personal property

  • Losses arising from the use of site facilities

Use of these facilities confirms acceptance of these terms.

Liability

While every effort is made to ensure guests have a safe and enjoyable stay, Elm Tree Farm Campsite accepts no responsibility for:

  • Loss, theft, or damage to personal belongings, vehicles, or camping equipment

  • Accidents, injuries, or incidents occurring on site, except where caused by proven negligence on the part of the campsite management

Guests are responsible for their own safety and for the supervision and security of their personal property throughout their stay.
